Holiday Rental Booking Process

To book a property, select your preferred dates and send a booking request for the property. Once we receive your request, we’ll send you a confirmation along with a booking form to fill out and payment details for securing your reservation.

Our payment structure requires a 30% deposit to secure your booking, with the remaining balance plus a security deposit due 60 days before your arrival.

If your booking is made within 60 days of arrival, the full payment is required at the time of booking.

The security deposit covers any potential damages and varies by property. The exact amount will be included in your booking details.

The security deposit is returned after your departure, subject to the property being cleaned and inspected. 

The security deposit return generally takes from 7 to 14 working days.

In line with Decree 28/2016 for holiday rentals in Andalucia, guests who cancel more than 10 days before arrival are entitled to a 50% refund of any payments made. For cancellations within 10 days of arrival, Costa Holidays, on behalf of the property owner, is entitled to retain 100% of the payment. If the dates are rebooked after a cancellation, Costa Holidays will refund 50% as a goodwill gesture.

No, Costa Holidays manages these properties on behalf of the owners. We provide management services, including booking and guest support.

Yes, we offer a range of additional services to make your stay more comfortable, including infant equipment rental, beach towel hire, airport transfers, and more.

The properties are located in Benalmadena, Torremolinos, Fuengirola, and surrounding areas, offering a variety of accommodations from apartments to townhouses and villas.

No, Costa Holidays offers booking services for some properties but does not manage all aspects of maintenance and cleaning for every property. In some cases, the property owner oversees cleaning and upkeep directly. We’ll inform you if this is the case with your chosen property.

For fully managed properties, Costa Holidays is available to address any questions or issues. For properties not fully managed by us, we’ll provide contact details for the appropriate person, typically the owner or their chosen representative.

For fully managed properties, cleaning and maintenance are handled by Costa Holidays. We offer Mid-Stay cleans when required.

However, if the property is owner-managed for these services, any scheduled cleaning or maintenance will be organized directly with the property owner.

When booking, we’ll provide details when it’s owner-managed for certain services like cleaning and maintenance.

Property Registration

After scheduling and attending the prearranged appointment at the Town Hall, and submitting your personal identification documents along with the application number, the digital certificate will be issued immediately.

Upon successful completion of the application, provided that all documents are accurate and the form is correctly filled out, the Málaga Provincial Delegation of Tourism will promptly issue the Tourist Registration Number. The process usually takes a couple of days.

1. Registration: All holiday rental properties must be registered with the Andalusian Tourism Registry.

2. Occupancy License: The property must have a valid occupancy license (Licencia de Ocupación) issued by the local town hall.

3. Compliance with Regulations: The property must comply with safety, health, and accessibility regulations. This includes having adequate fire safety measures, sufficient exits, and compliance with building codes.

4. Furnishing and Equipment: The property should be adequately furnished and equipped for tourist accommodation, including basic amenities and appliances.

5. Information for Guests: Guests must be provided with information about the property, local area, emergency contacts, and any rules or regulations.

6. Other requirements:

  • Rooms with direct ventilation (windows out to exterior or patios)
  • System of blinds or any other to darken the rooms (curtains, persiana’s/blinds)
  • Cooling (May to September) and Heating (October to April)
  • First aid kit
  • Sheets of complaints and claims. (6 sheets must be completed for one claim!)
  • Poster announcing there are sheets for complaints and claims (clearly displayed)
  • Cleaning for arrival and departure
  • 24/7 Contact Phone Number

7. Tax Compliance: Property owners must comply with tax regulations related to holiday rentals, including declaring income and paying applicable taxes.

All Holiday Rental Portals require the Tourist License Number to advertise your Holiday Rental Property online. Therefore, it isn’t possible, and is illegal, to advertise your property for holiday rentals without it.

The Málaga Provincial Delegation of Tourism conduct inspections to ensure that all properties rented out for short term are fully complying with the regulations.

They can impose fines of between 2,000 and 18,000 euros and closing down of the property for up to 6 months.

The Málaga Provincial Delegation of Tourism conduct inspections at random based on information taken from internet advertising.

If your property is advertised online without the Tourist License Number, you may be fined up to 18,000 euros.

It is mandatory for all Holiday Rental Properties to display their Tourist License Number on all online advertisements.

Please note that if this requirement is not met, it suggests that the property may not be legally registered and might not adhere to the necessary legal obligations.

We strongly advise against booking any Holiday Rental Property that does not have a valid Tourist License Number.

To verify if a tourist license number for a holiday rental property in Andalusia is real, you can follow these steps:

1. Check the Official Registry: Visit the official website of the Andalusian Tourism Registry (Registro de Turismo de Andalucía) to verify the authenticity of the license number.

2. Contact Authorities: Reach out to the Andalusian Tourism Registry or the local tourism office directly via phone or email to inquire about the validity of the license number. They should be able to confirm whether the property is properly registered.

3. Ask for Documentation: Request documentation from the property owner or manager that verifies the legitimacy of the tourist license number. This could include a copy of the license certificate or confirmation from the relevant authorities.

Under the new decree, (Decreto 28/2016, 2 de febrero, Viviendas de Uso Turístico de Andalucía) all guests have to provide a copy of their passport or ID and fill out a form which is to be filed to the relevant authrorities within 24 hours of arrival. These must be retained by the owner or representative for the period of 3 years.

A rental contract has to be completed with all relevant information.
